Crooked Lake Reserve HOA operates under Florida state law. The following statutes govern our association and your rights as a homeowner.

Florida Statutes Chapter 720 - HOA Act

The Florida Homeowners' Association Act governs the operation of HOAs in Florida, including:

  • Board meeting requirements and homeowner participation rights
  • Financial reporting and budget requirements
  • Assessment collection procedures and limitations
  • Architectural review and approval processes
  • Homeowner access to association records

Florida Sunshine Law

Florida's Government-in-the-Sunshine Law applies to HOA board meetings:

  • Open meetings: All board meetings must be open to all members, except for specific exceptions (e.g., attorney-client privilege, personnel matters).
  • Meeting notices: Members must receive advance notice of meetings (typically 48 hours).
  • Meeting minutes: Minutes must be recorded and made available to members.

Access to Records

Under Florida law, homeowners have the right to inspect and copy association records, including:

  • Financial records, budgets, and audits
  • Meeting minutes and agendas
  • Contracts and agreements
  • Governing documents (CCRs, Bylaws, etc.)
