Dues & special assessments

When are HOA dues due?

Quarterly dues are due on the 1st of each quarter: January 1, April 1, July 1, and October 1. See the Dues & Payment Information page for details.

How much are the quarterly dues?

The Board sets the quarterly dues amount and can change it when needed. The Board may also add special assessments (one-time charges). Homeowners are notified of changes. For the current amount, contact the Board or check the Member Portal (More → Dues).

What payment methods are accepted?

Payments can be made by check or money order sent to the HOA mailing address. Online payment options may be available; contact the Board for current payment methods. See the Dues & Payment Information page for details.

What happens if I pay late?

Late fees may apply to payments received after the due date. The specific late fee amount and grace period are outlined in the governing documents. If there are changes to late fee policies, homeowners will be notified by mail. Contact the Board if you have questions about late fees or need to discuss payment arrangements.

ARB & Property Modifications

What modifications require ARB approval?

Most exterior modifications require approval from the Architectural Review Board (ARB), including fences, decks, roofing changes, paint colors, landscaping changes, and outdoor structures. See the ARB Process Guide for a complete list and process details.

How do I submit an ARB request?

You can submit in either way. Member Portal: Sign in at the Member Portal, then More → New ARB request—you can attach photos and documents and track status. Traditional / manual: Use the Contact page and select "Architectural Review Board (ARB)" to send your request directly to the ARB, or mail your application to the HOA address. The contact form doesn’t accept attachments; if you need to send documents or photos, the ARB will follow up with you. See the ARB Process Guide for full steps.

Is there a fee for ARB approval?

No. The $500 ARB application fee was removed in 2022. There is currently no fee for ARB review requests.

How long does ARB review take?

The ARB typically reviews requests within 30 days of submission. Complex requests may take longer, especially if additional information is needed. Submit your request well in advance of when you plan to begin work.

Rules & Regulations

What are the key rules I should know?

Key rules include:

  • Quarterly dues due January, April, July, and October
  • Minimum 12-month leases per Addendum C to the Covenants
  • ARB approval required for architectural modifications
  • No chain-link fences
  • Specific garage rules apply

What are the leasing requirements?

Per Addendum C to the Covenants, leases must be for a minimum of 12 months. All leases must comply with the governing documents. Contact the Board if you have questions about leasing requirements.

What are the fence rules?

Chain-link fences are not permitted. Other fence types may be allowed with ARB approval. See the governing documents for specific fence requirements, materials, and height limitations.

What are the lake access rules?

Lake access varies by lot: Lots 10–14 have access to West Crooked Lake, and Lots 15–24 have access to Lake Dicie (no docks permitted). See the governing documents for complete lake access rules and restrictions.

Board & Meetings

How do I contact the Board or ARB?

Use the Contact page. You can reach the Board of Directors or the Architectural Review Board (ARB) directly by choosing the recipient in the form. The form does not accept attachments; if your matter requires documents or photos, a member will reach out to you to arrange sharing them.

When are Board meetings held?

The annual meeting is held the first Sunday in February. Regular Board meetings are scheduled throughout the year. Meeting notices are sent to homeowners. See the Board page for meeting location and information.

Can I attend Board meetings?

Yes, homeowners are welcome to attend Board meetings. Meeting notices include the date, time, and location. Some meetings may be held via video conference; check meeting notices for details.

How can I get involved?

Homeowners can participate in committees, including the Architectural Review Board (ARB). Contact the Board to express interest in serving on a committee or running for the Board of Directors.

Where can I find HOA documents?

All official HOA documents, including Covenants, Bylaws, Policies, and Forms, are available on the Documents page. Documents are organized by category with direct download links.

What resources are available for residents?

The Resources section includes emergency contacts, local resources, vendor lists, hurricane preparedness information, Florida HOA law resources, pest control guidance, and community maps.

How do I request vendor contact information?

The Vendor List shows recommended vendors. For vendors without websites, use the "Request Contact Info" link to securely request contact information through the contact form.

General Questions

How do I report a concern or question?

If you have concerns or questions about community matters, please contact the Board through the Contact page, selecting "Board of Directors" as the recipient. The Board will review your concern and respond appropriately.

How do I update my contact information?

If you have a Member Portal account, sign in and go to My Account, then click Edit directory info to update your name, address, or phone number directly. Otherwise, contact the Board through the Contact page. Keeping your contact information current ensures you receive important notices and communications.

Where can I find community news and updates?

Check the News page for community announcements, updates, and important information from the Board.
