ARB Process Guide

Step-by-step guide for submitting architectural modifications and improvements for review by the Architectural Review Board (ARB).

What Requires ARB Approval?

The Architectural Review Board (ARB) reviews and approves architectural modifications and improvements to ensure compliance with community standards and the governing documents. The following typically require ARB approval:

Exterior Modifications

  • Fences and walls
  • Decks and patios
  • Roofing changes
  • Siding and paint colors
  • Windows and doors
  • Garage doors

Landscaping & Structures

  • Landscaping changes
  • Outdoor structures (sheds, gazebos)
  • Driveway modifications
  • Mailbox replacements
  • Outdoor lighting
  • Signs and flags

Note: When in doubt, contact the ARB before beginning work. Unapproved modifications may need to be removed or modified at the homeowner's expense.

Step-by-Step Process

Review Governing Documents

Review the Covenants, Conditions, and Restrictions (CC&Rs) to understand:

  • What modifications require approval
  • Design guidelines and restrictions
  • Material and color requirements
  • Setback and height limitations

Prepare Your Application

Gather the following information and materials:

  • Property address and lot number
  • Detailed description of proposed modification
  • Plans, drawings, or sketches (if applicable)
  • Material specifications and colors
  • Contractor information (if applicable)
  • Photos of existing conditions
  • Estimated timeline for completion

Submit Your Request

Submit your ARB request using one of the following methods:

Option 1: Contact Form (Recommended)

Use the secure contact form and select "Architectural Review Board (ARB)" as the recipient. Include all required information and attach any documents or photos.

Mail your application to the HOA mailing address. Check the Contact page for the mailing address.

ARB Review

The ARB will review your request and may:

  • Request additional information or clarification
  • Schedule a site visit to view the property
  • Consult with the Board if needed
  • Review against governing documents and design guidelines

Review Timeline: The ARB typically reviews requests within 30 days of submission. Complex requests may take longer.

Receive Decision

You will receive a written decision from the ARB:

✓ Approved

You may proceed with the modification as submitted.

⚠ Conditional

Approved with specific conditions or modifications required.

✗ Denied

Request denied with explanation of reasons.

Complete Work & Follow-Up

Once approved, you may proceed with the work:

  • Complete work according to approved plans
  • Notify ARB if any changes are needed during construction
  • Ensure work complies with all conditions of approval
  • Maintain property in good condition

Important: Do not begin work until you have received written approval from the ARB.

Important Notes

No Fee Required

The $500 ARB application fee was removed in 2022. There is currently no fee for ARB review requests.

Timing

Submit your request well in advance of when you plan to begin work. Allow at least 30 days for review, and more time for complex projects or if additional information is requested.

Appeals

If your request is denied, you may appeal the decision. Contact the Board for information about the appeals process.

Emergency Repairs

Emergency repairs (e.g., storm damage, safety issues) may proceed without prior approval, but you must notify the ARB as soon as possible and may need to submit a retroactive application.
